Owner/Developer: 500 Mercer Partners LLCArchitect: Hewitt Architects  Located at Fifth and Mercer, across from Seattle Center and the future home of the Gates Foundation headquarters, this innovative mixed-use residential/commercial development emphasizes high quality construction, natural lighting, and sustainable materials, with homes arranged around court spaces atop a grocery, commercial spaces and underground parking. Designed by Hewitt Architects, the project includes both market rate and affordable housing, with a public easement trail through portions of the site. Stephen and his partners at RPLG worked with 500 Mercer LLC and the City of Seattle in the various project transactions and phases, including negotiating the property acquisition from the City, financing, development, design and construction agreements, condominium documents, leasing and sales for this unique project.
